A&R began organizing the leasing preparation for a remodeled triplex in Desert Hot Springs. The front unit has three bedrooms and one bathroom. The other two units each have one bedroom and one bathroom.
The work included reviewing photographs, documenting the unit differences, preparing accurate marketing descriptions, and organizing the information prospective residents would need before applying.
Separate the shared facts from the unit-specific facts
The building shares an overall condition and operating plan, but each rental still needs its own fact sheet and marketing record.
- The three-bedroom front unit includes indoor laundry hookups and four mini-split heating and cooling zones
- Each one-bedroom unit is marketed according to its own layout and available features
- Two assigned parking spaces are identified for each unit
- The owner-paid and resident-paid utilities are stated consistently
- Appliance expectations, the no-smoking policy, and the no-pet policy are communicated before possession
Build a pricing and marketing plan for each unit
Unit size, bedroom count, location within the building, condition, amenities, and current competing rentals all influence pricing. A triplex should not be marketed as though all three units are interchangeable.
A&R prepared separate descriptions so applicants can understand the unit they are considering without confusing its features with another unit in the same building.
Create a repeatable record before showings begin
A structured property file helps keep photographs, videos, property facts, utility responsibilities, application links, leasing decisions, and future move-in documentation connected to the correct unit.
